Modular construction is built around one core promise: speed. For Swaneer India Pvt. Ltd.'s facility in Sanand, that promise came with a challenge. A modular structure, assembled quickly from prefabricated components, still needed a facade that looked considered and permanent rather than temporary or purely functional.

This is where the pairing of modular construction with a GFRC facade system made sense. The building's core could go up fast, section by section, while the facade layer gave it the architectural identity that modular buildings often lack. GFRC panels were used to clad the exterior, bringing clean lines, consistent finish, and a level of detailing that would be difficult and time consuming to achieve with conventional site applied cladding on a fast track project.

Because GFRC panels are cast off site under controlled conditions, they arrived ready to install, matching the same efficiency principles driving the modular structure underneath. This meant the building could move from foundation to a fully finished exterior in a fraction of the time a conventional facade would take, without sacrificing the visual quality of the finish.

The result was a facility that met Swaneer India's operational timelines while still presenting a professional, well designed exterior, proof that modular speed and architectural finish are not mutually exclusive when the right facade system is chosen.

Completed in 2019, this project remains a good example of how GFRC can support fast track industrial and institutional construction, giving modular buildings a facade that holds its own against conventionally built structures.
